Site Preparation for Your Building Delivery
Proper site preparation is essential to ensure a smooth and successful delivery of your metal building. This involves understanding local regulations, obtaining necessary permits, and preparing a suitable location for your new structure.
Frequently Asked Questions Before Delivery
Do I need a building permit?
Whether a permit is needed depends on the size of the building and where it will be placed. Most buildings under 120 square feet do not require a permit, but the only way to know for sure is to contact your local City or Township. A site plan or building permit may be required. If you live in a community with covenants, make sure you comply with those requirements. It is your responsibility to obtain any required permits and comply with local regulations including building size and property line setbacks.
Where should I place my building?
It is very important that you have a level site prior to delivery — free from low-hanging branches and poor drainage. Be aware of any property line setback zoning requirements. If your site is more than 6" from being level, blocking can be placed under one end to bring it to level. Note: The delivery driver does not perform site prep other than placing customer-provided pavers or blocks to level the building. If the site is not prepared and level upon delivery, there may be an additional charge to redeliver.
Does the delivery crew have a clear path to the site?
To avoid damage to the building or extra delivery charges, make sure the path to the site is clear and accessible. The path needs to be at least 2' wider and 2' taller than the building. Any branches need to be cut back and obstructions (fence posts, etc.) removed prior to delivery. If you cannot be present, make sure the site is clearly marked for the delivery team.
Important Delivery Notice
Our delivery crew uses a specialized machine that can pick up one end of the building and maneuver it into place. We do our best to minimize damage to the yard, but we are not responsible for any damage to grass or landscaping during the delivery process. Please ensure the path is clear and accessible before delivery day.
Recommended Foundation Options
We recommend some kind of base for every building. By raising the runners off the ground and away from moisture, your building will last significantly longer.
Concrete Pavers
Most Economical & Easy
For level ground with firm soil and good drainage, consider placing your building on pavers. This elevates the runners, preventing rot and moisture damage.
- Use 8"×16"×2" or 12"×12"×2" pavers, placed every 4 feet along each runner
- For example, a 10×20 building needs approximately 20 pavers
- Have extra pavers on-site before delivery — and keep them out of the building's path
- Sheds can also be placed on 8×8×16 concrete blocks up to a maximum height of 16" (2 blocks)
Crushed Limestone
Recommended for Best Support
For optimal building support and drainage, a crushed limestone base is our top recommendation.
- Remove sod and create a 4–6 inch deep base of well-packed crushed limestone
- Use #53 or standard driveway stone with lime dust — avoid pea gravel
- Extend the base 2 feet beyond the building dimensions in all directions
- Level meticulously using a 6-foot level, checking front-to-back, side-to-side, and diagonally
- Consider hiring a professional with a dump truck and skid steer for best results
Concrete Slab
Strongest & Most Durable
For the most permanent and durable foundation, a concrete slab is the ideal choice — especially for larger buildings or those storing heavy equipment.
- Prevents shifting and settling over time
- Ideal for larger metal buildings or those with heavy equipment
- Concrete's waterproof nature is particularly beneficial in moisture-prone areas
